The Alabama Appeal Deadlines Are Underway

Counties across Alabama will issue their 2023 values March through August, but assessment notices are only mailed to the owner/address of record. Often, these differ from where the notices need to go. There are only 30 days to make an appeal, so property tracking is very important. In Alabama, you only have one chance each year to appeal your property values. If you miss this window, your ability to appeal the value is lost until the following year.
The local experts at Ryan have continued to monitor this process and assist clients with strategies for tax minimization. Important dates and information follow:
- Jefferson County (Birmingham) is scheduled for a large revaluation. The last revaluation was in 2019 where we saw 10–30%+ assessment increases. This will be the first mass reassessment since the COVID-19 pandemic.
- October 1, 2022: Countywide assessment date.
- March–August 2023: Assessment notices mailed (30-day appeal window).
- September 2023: Tax bill mailing.
- October 31, 2023: Income submission deadline in Shelby County for the 2024 tax year.
- December 31, 2023: Tax bills due.
The local tax experts at Ryan are here to help. We recommend early reviews of your financial and property metrics to proactively prepare for the short appeal season. Contact us today if you have questions or need assistance with tax minimization across Alabama.
