New York is one of the only states that does not have a revaluation requirement, but in 2023, many towns and cities across the state will be doing a revaluation. While New York has historically had some of the highest property taxes in the country, municipalities across the state are experiencing an average of 10 to 15% drops in their assessment ratios across all property types.
Commercial property owners have a limited time to file a property tax appeal with the local assessor, and it can be an extensive process. The appeal deadline is called Grievance Day across the state, and the date falls mostly around the fourth Tuesday in May, with some exceptions.
Upcoming deadlines are as follows:
- Westchester County Towns: Third Tuesday in June (for the most part). There are a few villages, along with the cities of White Plains and Yonkers, that deviate from this date. Only six towns are assessing at 100% of fair market value. Most of the towns in the county have not reassessed in more than 50+ years.
- City of Corning, New York: May 2, 2023.
- Suffolk County, New York: Third Tuesday in May.
- Most of New York State: Fourth Tuesday in May.
