The Nevada Property Tax Appeal Deadline Is Fast Approaching

The 2023 Nevada appeal deadline is quickly approaching, and with property tax being one of the single-largest operating expenses, it is imperative that owners and property managers thoroughly review their property tax assessments. Nevada property owners should be prepared for increases in the 2023 Real Property Tax Assessments; however, for properties that are already fully assessed, there is a Nevada Property Tax Cap Abatement that helps mitigate major changes in fair market value.
The Nevada property tax cap abatement is at a maximum of an 8% increase for commercial properties and 3% for owner-occupied residential properties. New construction and properties with major renovations should pay particular attention to their Nevada Assessment Notice because new construction and added improvement value will not be subject to the property tax cap abatement until the following fiscal year.
