For commercial real estate owners in the state of Georgia, being on the lookout for your annual notice of assessment is rarely top of mind while managing and operating an investment property. However, missing the deadline to file an appeal can be incredibly costly when tax bills arrive throughout the summer and fall, with almost no recourse available to taxpayers. It remains our expectation that most counties will continue to increase tax values in 2024 despite evidence in the capital markets and property-specific conditions suggesting otherwise.
Annual notices of assessment will be issued to property owners beginning the first week of April with an appeal deadline of 45 days from the mailing date of the notice. Each county has the ability to establish its own notice date, and the majority of notices will be mailed prior to the end of June. In Metro Atlanta, Gwinnett County and Cobb County typically lead the way in April, while DeKalb County and Fulton County are generally toward the later part of the window.
