The Maryland State Department of Assessments and Taxation (SDAT) has issued new property assessments for one-third of properties across the state, reflecting an average 20.1% increase in value from the last assessment in 2022.

  • Commercial properties saw an average 16.4% increase in assessed value.
  • Some counties, including Anne Arundel, Baltimore, and Frederick, experienced above-average spikes, making assessment reviews especially important.

Critical Appeal Deadlines

  • Initial appeal deadline: Early February 2025
  • Out-of-cycle appeal deadline: December 31, 2025
  • New property owners (January 1–June 30 purchases): 60 days from closing to file an appeal
