County assessors throughout Kansas have begun releasing their 2020 values. Ryan anticipates that the “Big 5” counties (Douglas, Johnson, Miami, Sedgwick, and Wyandotte) will see another round of large increases this year with average increases to be 6–8%. Multifamily and industrial properties saw even greater increases in Johnson County, with some areas receiving upwards of 20% increases to appraised values. Rural values are expected to remain relatively flat.
All Kansas values should be released no later than March 1, and the spring appeal deadline is generally March 31.
