Counties across Kentucky will issue their 2023 values during the month of April, but an assessment notice will only be mailed if a change in value occurs. Between 10 and 30% of taxable property has an inflated assessment, which may lead to higher property tax bills. Kentucky typically allows only one chance each year to appeal property values. If you miss this window, your ability to appeal the value is lost until the following year.
The local experts at Ryan will continue to monitor this process and assist clients with strategies for tax minimization. Important dates include the following:
- January 1, 2023: Countywide assessment date.
- April 2023: Assessment notices are mailed.
- May 1–15, 2023: Open inspection begins the first Monday in May and continues for 13 days (excluding Sundays). The deadline to file a formal appeal to the Board of Assessment Appeals is the first business day after the close of the inspection period, but a formal appeal cannot be filed without first having an informal conference with the county during the inspection period.
- September 15, 2023: Tax bill mailing.
- December 31, 2023: Tax bills are due. All counties and some cities offer a 2% discount for early payment. Early payment due dates can vary but are November 1, 2023 for most jurisdictions.
