Commercial Real Estate Owners Should Prepare for California Assessment Notices

The local county assessors across the state of California will be publishing assessment notices in the coming months, and property owners could see assessments in excess of their fair market value as of January 1, 2024. This will impact real estate across California, as many taxpayers continue to recover from the pandemic and be affected by economic factors such as higher interest rates, cap rates, and other declining economic indicators. Property owners should be prepared to file an appeal, and it is important to review all notices and materials sent to you by your county assessor.
In 2024, the first counties that sent notices with a September 15 deadline were: Alameda, Alpine, Glenn, Inyo, Kings, Placer, San Francisco, San Luis Obispo, Santa Clara, Sierra, and Ventura. The remaining counties maintained the latter deadline of November 30.
