All property is valued annually in the state of Kansas as of January 1. If you live in the state of Kansas and believe that the value assigned by the county does not reflect the fair market value of your property, you should file an appeal as soon as possible.
The first opportunity to appeal your property is when you receive the notice of your property’s value in the spring, generally in March. You can appeal your notice by contacting the county appraiser within 30 days from the date the notice was mailed once you start this appeal. If you abandon or drop your appeal, you cannot appeal later for the same property and tax year.
The next opportunity to appeal your property taxes is when you receive your tax statement, which is generally in November. If you did not appeal the notice of your property’s value, you may later pay under protest no later than December 20 of the current year or by May 10 of following year.
Ryan has a proven history of successfully reducing values for a variety of property types using one or more of the established valuation approaches. Reach out to one of our many professionals today if you need assistance with your appeal process.
